Chelsea Society have had another visit to The Queens Head Pub

We Want OUR PUB BACK! The Chelsea society " As this pub is in close proximity to flats and houses we would object to music and singing amplified through loudspeakers. There would be no objection to a traditional pub piano." What????? There has always been entertainment on a saturday night, replacing that with a traditional piano? WHAT??? See below...

"On 18th November Michael Stephen and Chris Lenon met the owner at the premises and he explained in more detail his ideas for the property. We went into the basement and noted that the ceiling-height was adequate for a restaurant and that there would be enough space for a kitchen, a store-room, and toilets. There is a disused 19th century kitchen range which would be preserved as a feature in the restaurant.

On the ground floor, the area would be reduced by converting the southern part on the Tryon Street frontage into a house, but increased by extending it into open space on the north side. In view of the fact that the basement is being brought into use as a restaurant, and that the serving area of the bar will be reduced to make a more efficient use of space, the public area of the premises will actually increase. However we await the floor plans showing the areas concerned.

The owner sees the future of the pub as a traditional Chelsea pub. There is some good Victorian panelling around the walls and around the bar, and we requested that this be carefully dismantled and re-used. As this pub is in close proximity to flats and houses we would object to music and singing amplified through loudspeakers. There would be no objection to a traditional pub piano.

On the Tryon Street frontage, the house to be converted from part of the bar area would have the same external appearance as the existing terrace of houses."

Notes before Consultation on 30 November

Before the consultation it is probably worth having another look at this painting. Painted in possibly the twenties or thirties of the Queens Head pub. There is talk that the developers want to annex what is now ( and then) the salon bar and turn it back into a house. Which it hasn't been for almost 100 years. We had heard somewhere that this bar was added to the Queens Head on the understanding that it remain part of the pub in 1919. We have people who have been checking the land registry to find out wether this is the case our ACV protects the whole pub including the saloon bar and the kitchen upstairs which we understand to mean that they would have to apply for planning to turn this part if the pub into a residential property. The developers have assured us that the space that would be a pub would actually increase because they would move the toilets on the ground floor into the basement. They have suggested that the original pub space was 98 sq metres but it would increase to 160 sq metres. It is important to ask questions relating to this at the consultation. We have heard that a restaurant could be being proposed in the basement, at our meeting we were told that the basement would be a kitchen and extra bar area and for the toilets. During our research into this. It is becoming clear that it may not be technically possible to have a kitchen in the basement due to fumes etc. All of these things will need to be investigated on wednesday and it is important that you ask questions regarding the basement and floor space. The Save the Queens Head demands are simple. We want exactly the same pub, in the same place, the name to still be the Queens Head , for a live in landlord , lgbtqi friendly and entertainment. The consultation is our chance to demand these things from the owners, who bought this land cheaply as a working pub with livein staff back in 2010 have managed to get the live in staff off the premises making it more lucrative. They would not have paid Chelsea House prices for it at all in fact only 2 or 3 million. The saloon bar turned into a townhouse would make treble that sum. We do not want anything that resembles or is a restaurant, there have been so many popular pubs in Chelsea which have been turned into restaurants, only to close after a couple of years. Look at the Red House! Is this a plan by developers to keep changing these popular bars into pricey restaurants a ploy? So that once people forget they can develop them into residential properties. In the case if the Queens Head which has been a pivotal community hub engaging with the local community, ;the gay community and the wider tourist community, which is hundreds of rbkc taxpayers keeping money into the borough and attracting visitors from further afield and replace that with a pricey restaurant and a townhouse and flats above? That no one will live in! Please come support our community and support the reopening of the Queens Head!

The Queens Head granted an Asset of Community Value

AS of the 10th November 2016 The Queens Head has been deservedly granted an Asset of Community Value from the Royal Borough of Kensington and Chelsea. Thank you to all of our supporters for your support. This is a great result for the Chelsea Community who have fought to save this unique pub! The Asset of Community Value will work as a level of protection for The Queens Head not to become residential ; "In England, an asset of community value (ACV) is land or property of importance to a local community which is subject to additional protection from development under the Localism Act 2011."

There is more work to do with the community consultation coming up on the 30th November though!

Report from our meeting with the owners of the Queens Head

Our meeting was successful but we still need to watch this space. We met with the owner, David Barroukh, Charlotte a representative from Saville and Duncan Flynn from Cavendish. Firstly they have been overwhelmed with the emails all you guys have sent to them directly, they have also been keeping an eye on the petition and the social media campaign.they have not seen such a response such as this before. So keep it up. Everything you say they are actively watching.so Keep watching them and emailing and retweeting it's getting our message out there. We presented a folder with all your comments. Which David Barroukh the owner took away with him to read and we believe he will. As to our demands: they were receptive to our proposals we have verbal assurances that the pub will still be called the Queens-Head, that the fixtures and fittings will not be destroyed, That the pub will be a pub a predominantly drinking establishment with food but not a restaurant, we will be claryfying this with the Chelsea Society , they want to lose one bar but they will increase the floor space, by putting the toilets and kitchen in the basement. They want to meet with all of the community in November so everyone must come and do your homework on what kind of pub you want. This is our chance to reopen the Queens Head like you want it. So please keep the liking and shares up and remember if you live in rbkc,Westminster, Hammersmith and Fulham and wandsworth please write you comments for the acv! Now the Queens Head Chelsea is closed..we're like...


Don't replace the Queens Head with luxury flats!

Our pub closed after 175 years of serving the Chelsea community. The Queens-Head Chelsea welcomed everyone but with just three weeks notice the freeholders closed an institution of 175 years! All th livein staff had to find new homes after in some cases living there and working in our community for 10 years. The developers want to turn it into 3 flats and build a house where our saloon bar is and a restaurant. the three people who will own these luxury flats will never live in them and will probably just be a nice little investment and will contribute nothing to our community. And all the hundreds of people who used to go into the pub will not be able to afford to go into the restaurant where gravy will be called jus and crisps and peanuts served on a saucer. We have an online petition to the freeholders reopen our pub as it was and also we are applying for an Asset of Community Value to protect our pub. Many people may think that because it is Chelsea that it is inevitable that many places will close due to market forces and non profitability, but our pub was busy every weekend more busy than any of the others, but obviously cant compete with a fancy restaurant and why should it? Our Queens-Head Chelsea community was made up from all works of life, the people in the neighbouring houses, the people from the housing estates, the LGBTQI community who have no other pub left in RBKC, people that attended Jivin Julies Kareoake every 2 weeks,the shop workers, the builders, the lords and ladies,the gardeners, the taxi drivers, the cleaners, the councillors,the hairdressers,the teachers, people who work in the 4 local hospitals, the tourists who come back every year to see our traditional pub,and more. Everyone knew each other. Chelsea Society and The Queens Head

The Chelsea Society are supporting our ACV listing and have met with the owners and written something about us in their blog. Please have a look here:

..The Society has reserved its position, and wishes to see the proposed layout of the ground floor and basement, as it is important that enough space (including space for storage) would remain for a viable pub on this site in the heart of Chelsea.  We would also wish RBKC to obtain evidence from expert consultants as to economic viability, and we would need to be satisfied that the necessary works would be done, and that a lease of the pub would be granted on suitable terms.  We would not wish to see the Victorian pub fittings removed or damaged.
We remain to be satisfied that this is not the first step in a scheme to turn the whole building into flats...

The Queen’s Head in Chelsea, whose regulars have included Stephen Fry and “Naked Civil Servant” Quentin Crisp, closed two weeks ago because of “astronomical” rent increases.
A pub has stood on the Tryon Street site, near King’s Road, for 176 years but campaigners fear it will now be turned into flats or reopen as a “bland, corporate, faceless” venue. Holly Johnson from Frankie Goes To Hollywood is among those backing calls for the pub to be reopened as a gay-friendly venue under the same name with its traditional drag and karaoke evenings. "The Queens head has always attracted a Bohemian crowd with its unique atmosphere and alternative entertainment at weekends. In the '60s, when Chelsea was "swinging", the pub was a magnet for local fashion and art personalities. Quentin Crisp drank here in the '70s and going back even further, it's rumoured that Oscar Wilde was a patron in the late 1880s! In his autobiography, national treasure Stephen Fry describes the place as a "very Chelsea gay pub".
The BBC's war correspondent John Simpson's great-great-grandfather was the landlord here in 1871; he dropped dead behind the bar after mistakenly drinking poison in the form of line-cleaning fluid. It's rumoured that his spirit continues to frequent the snug to this day..."

Why is it important for the Queens head to have an ACV status?


This is why its really important to put as much detail in the comment section of our ACV application:

Despite recent changes to legislation which protect pubs listed as Assets of Community Value (ACV) by the local community under planning law, there is still more work to be done. 29 pubs are still closing each week, two of which are converted to supermarkets alone.
Pubs currently fall within the A4 planning use class which means that without ACV status, they can be converted to any of the use classes, or even demolished, without planning permission or any community consultation. These other uses include:
  • A1: Shops which include retail warehouses, hairdressers, undertakers, travel and ticket agencies, Post Offices, pet shops, sandwich bars, showrooms, domestic hire shops, dry cleaners, funeral directors and internet cafes.
  • A2: Financial and Professional Services such as banks and building societies, professional services, estate agencies, employment agencies and betting offices
  • A3: Restaurants and Cafes for the sale of food and drink for consumption on the premises (restaurants, snack bars and cafes).
  • B1: Business (temporarily for up to two years) which includes offices, R&D of products and processes and light industry appropriate in a residential area.
  • Demolition: A developer can also demolish a pub without planning permission.

Hope for Queen's Head regulars as freeholder says pub closure 'temporary'

This is good news but remember the freeholders didn't tell us anything of the sort, that the pub was going to be refurbished etc, before the pub closed and most people thought it was a done deal that it would be closed forever! Thank you for all your letters, the protests I think they have all have had an effect on the Freeholders and the fact that we are going for an Asset of Community Value. We need to be sure that our demands are addressed and that it is in fact a pub and not a winebar or restaurant! We will be meeting with the representatives of the freeholders next week. The list below is what we want from any future incarnation of the Queens Head!
  • -The establishment should retain the name ‘Queens’ Head’
  • -The establishment should keep the character and spirit of the Queens’ Head; it should remain an LGBT venue, and continue to include the type of entertainment which has always been on offer (including quiz nights, cabaret and drag events, and karaoke)
  • --It should remain affordable and accessible to local residents and workers, including maintaining a good and reasonably priced menu
  • -The facade should remain intact, including the original pub sign and golden bird figure on the exterior wall.The original fixtures and fittings should not be further destroyed, and the existing bar area and its ancillary areas should also remain intact
  • -The pub should be reopened by Christmas 2016

A letter to the neighbours on behalf of the freeholders!

This is a letter that was sent in August to the people in the neighbouring streets by The Queens Head. There was nothing to warn the customers of the impending closure of the pub in under three weeks and we only heard by word of mouth three weeks ago. In the letter it does say that the community will be consulted, but how likely is that in the future when the pub regulars were not advised of it officially at all?

That's time at the bar folks....
